SAN FRANCISCO'S TOP PICK
Country in the

The best of InglesideTerraces
offers a refreshing change
from everyday San Francisco

I
nglesideTerraces is not your"usual"
San Francisco neighborhood.Located
on the site of a former racetrack and
built out in the years prior to and just
afterWorldWar I,it is less congested,far
more leafy and green, than most urban
districts.
Homes sit on oversized city lots,
unattached on all four sides. They are gen-
erally much larger than the city median
and often have detached garages.Either
because of or in spite of its uniqueness,
InglesideTerraces seldom gets the kind of
attention afforded a NoeValley or even a
West Portal.Perhaps this is why Ingleside
Terraces homes are such relative bargains.
One of the first homes built in the
InglesideTerraces development is on the
market right now,demonstrating all of
the neighborhood's charms.49 Paloma
Avenue is a four bedroomArts & Crafts
home that sits on a sloping lot overlook-
ing the street. The veteran of two major
additions,it has 3,378 total square feet of
living space.
The kitchen and family room were
added more than 20 years ago.In 2006,
they welcomed a design upgrade that
added modernViking appliances,Tra-
vartine flooring and low-E windows. A
spacious rear deck lies adjacent to the
kitchen/family room,atop a two-car
alley-access garage.
On the rest of the main floor,tradi-
tionalArts & Crafts design still rules.
Built-ins and leaded glass share space with
rich, dark wood trim in the living, dining
and music rooms.
Given all this traditional style,it is
somewhat surprising to find a very mod-
ern media room (with flush-mounted
80"screen and surround sound).This
upgrade was also completed in 2006,
turning what was unfinished basement
space into a dazzling entertainment area
complete with wet bar plus a guest
room and bath.
Upstairs are two very large bedrooms,
including a master with two walk-in clos-
ets and an outdoor balcony.
Modern convenience and classic style
don't always mesh.It is not easy to find the
balance between old and new.Fortunately,
this is not the case at 49 Paloma, where a
seamless marriage of old and new leaves
us free to appreciate the home's practical
and aesthetic value.

DID YOU KNOW?
If there is an"A-list"location
in InglesideTerraces,49 Paloma
Avenue is it.Located one block
from Junipero Serra Boulevard,
a commuter corridor that leads
directly to Highway 280,Paloma
is also one block from Ocean
Avenue services.Despite this,it
is a narrow and quiet street, the
embodiment of the progressive
"City Beautiful"urban planning
philosophy.

My thought in writing this weekly column is to provide both consumers and real
estate professionals with an update as to items of interest that are going on in the
mortgage market each week.
As we all know, there is more to life and Real Estate other than just low interest
rates. Specifically, how are all of the recent rules and changes in the financial markets
affecting marketability, purchasing, and refinancing of Real Estate in the Bay Area.
In speaking with clients and strategic partners, this seems to be on the forefront of
everyone's mind.
The hot topic this week was the announcement by the House and Senate
appropriators who have agreed to extend the current loan limits for FNMA, FHLMC
and FHA loans for another year as part of the continuing funding resolution Congress
is expected to pass this week. "The CR [continuing resolution] maintains the limits for
FHA, GSE ... single-family mortgages at $729,750 through the end of calendar year
2010. This is great news for San Francisco and the Bay Area as industry trade groups
warned Congress that quick action is needed because it is becoming more difficult
for lenders to approve mortgages with balances above $625,500 due to uncertainty
about an extension. Please contact me with questions to address in future articles.
