Transaction activity in the Dublin industrial market
continued to gain momentum in the three months to the
end of September, this followed tentative improvement
in activity levels during the second quarter of the
year. However, a comparison with the same period in
2008 reveals a dramatic decline in activity levels. This
highlights the depth of the deterioration in demand
and market confidence due to exposure to the current
economic downturn and in particular the slowdown in
the manufacturing and industrial sectors.
In line with current difficult trading conditions, a more
cautious attitude prevails among potential occupiers.
However, recent improvements in transaction activity
and sentiment coupled with more positive data on the
performance of manufacturing industries bodes well for
activity levels in the months ahead. Although enquiry
levels remain considerably lower than twelve months
previously, the third quarter of 2009 witnessed an
encouraging number of enquires against the backdrop
of a very difficult economic climate. Transactions are
occurring but the decision process is more drawn out.
