he success of the buy to let
sector in the UK has been to a
large extent underpinned and
determined by the demand
for decent private rented accommodation.
That has been created by a number of
external factors.
Economic and other migrants coming
into the UK tend to rent for a number of
years before making the commitment to
buy property themselves.
Over the 10 years from 1996 to 2006,
the number of migrants offically entering
the country increased from just over
300,000 to just under 600,000.
The Government actuaries department
projection is for total net migration of
103,000 people per year until 2021.
Student numbers have increased
rapidly in the UK over the last
decade, in line with the Government's
stated aim of getting more school leavers
into higher education � its target is to get
50% into tertiary learning.
Between 1999 and 2005 there was an
increase of around 12% in the number
of applicants for university places, and
that's before you take into account other
higher education establishments.
